Dubai Closes H1 2026: The Second-Best Half on Record — and the First Decline in Three Years

The books have closed on the first half of 2026, and the headline carries a deliberate tension. Dubai Land Department recorded AED 286.4 billion in property sales across 86,005 transactions between January and June — the second-largest first half in the market's history. It is also roughly 12% below the AED 326.6 billion recorded in the same period of 2025, making this the first half-year decline since the current cycle began in 2023. Both facts are true. Which one matters more depends on how you read the underlying data.
A large market, exhaling
Including mortgages and gifts, total real estate activity reached AED 419.94 billion across 112,850 transactions. Ready-property sales topped AED 146.7 billion through 27,200 deals, off-plan sales reached AED 139.8 billion through 58,800 transactions, and mortgage activity exceeded AED 102 billion. For perspective, AED 286 billion in six months still exceeds Dubai's total annual sales in any year before 2021.
The half also ended on an upswing. June delivered 13,766 sales worth AED 32.66 billion — a 31.3% jump in volume over May, which had been dented by the Eid break and regional tensions. A 12% pullback from an all-time peak, absorbed during a half-year that included a regional conflict, a five-year-low PMI print, and the Central Bank cutting its 2026 growth forecast to 1.7%, reads as moderation rather than distress.
Where the money went: the south keeps winning
June's geographic data confirms what our readers have watched all year. Dubai South was the emirate's best-performing location for the fourth consecutive month, with 2,869 transactions worth AED 3.3 billion in June alone — volume up 111% and value up 106% month-on-month. Madinat Al Mataar led by sales volume with 2,577 transactions worth AED 2.76 billion, more than three times second-placed Jumeirah Village Circle's 763 deals.
The established core still concentrates value: Business Bay recorded AED 2.22 billion in June — including the month's most expensive apartment sale, an AED 200 million unit at Bugatti Residences by Binghatti — while Palm Deira took third by value at AED 1.16 billion from just 272 sales. The prime segment set its own milestone, with 296 sales above USD 10 million in the first half.
The quiet record: off-plan offices
The most striking number of the half was not residential at all. Off-plan office sales reached AED 13.1 billion across 1,668 transactions in H1 — more than the previous seven years (2019–2025) combined, which totalled roughly AED 5.48 billion, according to Cavendish Maxwell analysis of DLD data. Business Bay alone accounted for AED 6.8 billion, around 52% of it. DIFC underlined the theme by awarding the AED 3 billion construction contract for DIFC Heights on the centre's last remaining original-masterplan plot.
When capital sets records in offices while residential cools, it is telling you where scarcity lives. Dubai's Grade A office market remains undersupplied and income-producing — a segment moving on a tighter cycle than mid-market apartments.
Policy is leaning toward demand
Two developments in recent weeks work in buyers' and tenants' favour. DLD's new Flexi Rent scheme lets tenants with participating companies pay monthly, quarterly, or semi-annually at no extra cost, with bounced-cheque fees waived — lowering the cash barrier that yearly cheques impose. And the Central Bank, while cutting this year's growth forecast, projects a 9.8% rebound in 2027. Institutional behaviour matches that outlook: Dubai Residential REIT paid AED 894 million for 220 townhouses at Jebel Ali Village, hardly the move of an income investor expecting sustained weakness.
What this means for you
A market posting its second-best half ever while prices correct is a market offering something rare: volume-tested liquidity at softer entry pricing. Sellers of realistically priced stock are still transacting; aspirational pricing is sitting. Buyers with a 2027-and-beyond horizon are being handed the environment disciplined capital waits for — provided each deal is underwritten against live transaction data, not headlines in either direction.
If you are weighing an entry — residential in the southern corridor, ready stock in the established core, or the increasingly compelling office segment — our team can run the numbers with you against current DLD data. Contact A G H Properties for a grounded, numbers-first view.
