How to read this

These are count-weighted medians over registered Dubai Land Department sales, comparing the last three months with the three before them. Only communities with at least 60 registered sales in the period are included, because a handful of deals in a thin market can invent a trend that is not there.

A median moving is not the same as every property in that community moving. Age, floor, view, finish and the circumstances of a sale routinely push an individual price well away from the middle of the market. And this page reports what the numbers did — not why. A community can post a higher median because prices rose, or because the mix of what sold changed. Both look identical in the data.

This is market information, not investment advice, and not a valuation of any specific property. It updates weekly from the registry.
