The referral programme

Have a ready buyer? Keep half the commission.

Only for a buyer who is ready to purchase now and knows exactly what they want. No joining fee and nothing to sell: you introduce the buyer; A G H PROPERTIES L.L.C does the rest and pays you half of what the developer pays us.

  1. 01

    You introduce someone

Someone you know is buying in Dubai. You register their name in your portal before you introduce them — that timestamp is what settles who introduced a buyer if it is ever asked.

  2. 02

    We take it from there

We contact your client, understand what they want, and put it to the right developer. You are copied on the milestones and can see the stage of every client in your portal, at any hour.

  3. 03

They buy, the developer pays us

The developer pays us a commission on the sale. It is released once the sale agreement is signed and the buyer has paid the developer's threshold — usually 20% of the price.

  4. 04

You are paid half of it

Half of what actually reaches our account is yours. We raise the invoice for you, you sign it in the portal, and it is transferred to your own bank account.

What that looks like

Apartment price
AED 2,000,000
Developer pays us 5%
AED 100,000
Your half
AED 50,000

An illustration, not a quote. Developers pay us between 4% and 7% depending on the developer and the project, so there is no single rate anyone can promise in advance — and your half is of what actually clears our account, not of the property price.

How long it takes

  • Registering as a referrerTwo to five days, once your documents are in
  • Registering a clientA minute. You do it yourself, in the portal
  • Client buys → commission releasedOne week to two months, on the developer's timetable
  • Commission cleared → paid to youInvoice, your signature, then the transfer

Nothing to pay, ever

There is no joining fee and no cost of any kind. If anyone asks you for money to join a referral programme, it is not us.

Register before you introduce

The client is registered to you from our written acceptance, not from the conversation. One buyer, one referrer — so put the name in first.

Real buyers only

Register someone who genuinely intends to buy and can pay. A name with no movement for 60 days comes off your list automatically.

A G H PROPERTIES L.L.C is a licensed Dubai brokerage. The programme covers primary-market purchases from developers. Registration is subject to identity and compliance checks, and the full terms are in the Referral Programme Agreement, which you read and sign before anything is registered in your name.

The part people ask about first

How your introduction is protected

Handing over a client you have spent months building trust with is the whole risk of an arrangement like this, and it is the question we are asked more than any other. Here is exactly what stands behind it — all of it written into the agreement you sign, none of it dependent on anyone remembering.

Read the agreement before you decide (PDF)

The same document you would sign. Nothing is asked of you to open it.

01

Your client is registered to you, in writing

You register the name in your portal before you introduce anyone. We check it against our register and the developer's, then confirm your client to you in writing with a reference number. That written acceptance — not the conversation, not the introduction — is what registers them to you.

Why it matters: on the day two people claim the same buyer, a dated record with a reference settles it. A WhatsApp message does not.

02

One buyer, one referrer

Once a client is accepted under your name, that name is yours on our register. We do not accept the same buyer under a second referrer, and we do not tell any other referrer that a name is already taken — including you. Who is working which buyer is nobody's business but ours and theirs.

Your registration holds while the client is live. If nothing moves for 60 days the name is released — and the portal warns you well before that, not after.

03

The client confirms it with us directly

We email every client you register and ask them to confirm, in one click, that you introduced them. That confirmation is recorded against your name. It is the strongest thing this register can hold for you — a record two people agree on rather than one that somebody typed.

You see the confirmation in your portal the moment it arrives.

04

Your client is looked after in their own language

We work in English and Arabic, and the developers we deal with employ large multilingual sales teams — Russian, Chinese, French, Spanish, Farsi, Turkish and more, depending on the developer. We record which languages every developer contact we work with actually speaks, so your client meets a sales manager who can talk to them properly, with us in the room.

Tell us the language when you register them and we will tell you who they will be dealing with, before anyone is introduced.

05

You see every stage, without asking

Your portal shows where each client stands — accepted, unit reserved, sale agreement signed, registration fee paid, how much of the price the buyer has paid the developer, commission claimed, commission received, your invoice, your transfer. The same figures the office sees. There is no version of the file you are not shown.

Built so it cannot drift: the portal and the office read the same dates, so they cannot tell you two different stories.

06

You invoice us, and you sign it

When your commission is due we prepare the invoice in your name, with your bank details, the unit, the buyer and the amount, and put it in your portal. Nothing is paid until you have read it and signed it yourself. Nobody in this office can sign it for you — there is no button here that does that.

Both of us receive a copy of the signed invoice at the same moment, and the transfer follows it.

07

Either side can walk away, with notice

Either of us may end the agreement with 30 days' written notice. Any client already accepted before that date continues to completion under the same terms — ending the agreement does not end a deal that is already running, and it does not cancel a commission you have earned.

The one exception is a legal, sanctions, fraud or banking issue, where we may have to stop immediately. That is not a commercial decision and it is not ours to waive.

And what the agreement does not promise

It does not promise that a client will buy, that a developer will pay us, or that a bank will accept a transfer to your country. Nothing becomes payable because an introduction happened, a meeting took place, a booking was made, or a price was agreed — your share exists once the developer's commission has actually reached and cleared our account. We would rather you knew that before you signed than after your first deal.

The money

How and when you are paid

Seven steps, in order, and you can see which one a deal is sitting on at any time from your portal. Four of them are ours, two are the client's and the developer's, and one is yours.

  1. 01

    Your client buys

The sale agreement is signed with the developer.

    Their move
  2. 02

    They reach the developer's threshold

Usually 20% of the purchase price paid to the developer, plus the property registration fee — 4% in Dubai, 2% in Abu Dhabi — settled or waived. Some developers release earlier; the threshold is recorded per deal, not assumed.

    Their move
  3. 03

    The developer pays us

We claim, and we chase. One week to two months, on the developer's own timetable — this is the longest wait in the process and the one neither of us controls.

    Our move
  4. 04

    The money clears our account

Not when it is promised, not when it is announced — when it has arrived and cleared. Your half is of that figure.

    Our move
  5. 05

    We issue your invoice

In your name, with your bank details, the unit, the buyer, the amount and any VAT. It appears in your portal and you are emailed.

    Our move
  6. 06

    You sign it

In the portal, by typing your own name. Nobody here can do this for you. Both of us get the signed copy at the same moment.

    Your move
  7. 07

    We transfer

To the account in your own legal name that you gave us at registration, with a bank reference recorded against the invoice.

    Our move

Where it is paid

By bank transfer, to an account in your own legal name — personal or your registered company's, in your own country. We check that a transfer to your country is possible at the very start, before asking you for a single document, because there is no point either of us spending time on a file we cannot pay. Never in cash, and never to a third party's account.

Your one job

How and when to register a client

Register the name before you introduce them. Not after.

It takes a minute in your portal and it is the whole of your protection. The moment you press send, the date and time are recorded against your name — and that record is what settles who introduced a buyer if it is ever asked. A client who contacts us before you have registered them is not yet yours, and there may be nothing we can do about it by then.

What we need from you

Their full name as written in their passport, their nationality, their country of residence, their own mobile and their own email. That is all — four fields and a minute.

Their own mobile and their own email, not yours. We write to every client we register to confirm the introduction, and a client we can only reach through you is a claim rather than a record. Every message about that client still comes to you as well.

The passport copy is not needed to register. It is needed once we accept them, because the developer will not process a booking without it — and the portal will ask you for it, on that client, when the time comes.

You can register a client and see your own clients. Only our office can change a client's stage, accept them, or remove them — so nothing on your record can be altered by anyone else, including you.

A client worth registering

  • Genuinely intends to buy property in the UAE — not curious, not browsing.
  • Has a real budget they can actually fund, and knows roughly what the commitment is.
  • Has some idea of what they want — an area, a type, a project, a size.
  • Is ready to move within a reasonable time, and knows you are introducing them to us.

What will not hold

  • A name and a phone number with no conversation behind it.
  • Somebody who is “interested in Dubai” in general, with no budget and no timeline.
  • Somebody already talking to us, already on our register, or already registered with that developer by someone else — the developer's own records decide this, not ours.
  • A contact you have not spoken to, registered “to be safe”. Names parked speculatively do not hold, and they crowd out the ones that would have.

Once you have introduced them, your part is done and ours begins. We contact your client, qualify them properly, present projects, deal with the developer, and handle the reservation and the paperwork. You are not expected to negotiate, advise, run viewings, or handle any money — you must not, and the agreement says so, because those are things a licensed brokerage does and doing them without a licence would put both of us at risk.

Straight answers

The questions people actually send us

These are taken from our own inbox, in the words they were asked. If yours is not here, ask it — we would rather answer it now than have you find the answer out later.

How is the commission calculated, and what decides the amount?

The developer pays A G H PROPERTIES L.L.C a commission on the sale — between 4% and 7% of the sale value, depending on the developer and the project. You receive 50% of the net commission actually collected: the figure that reached and cleared our bank account. On a 2,000,000 AED apartment where the developer pays 5%, our commission is 100,000 AED and your half is 50,000 AED. There is no single rate anybody can promise in advance, which is exactly why your share is fixed to what is collected rather than to a percentage somebody quoted.

How is my referral protected, and for how long?

From our written acceptance, the client is registered to you on our register with the date and time you submitted them. We do not accept the same buyer under another referrer. The registration holds while the client is live; if nothing at all moves on that client for 60 days the name is released back — and your portal warns you before that happens, so it is never a surprise. If your client goes quiet and comes back a year later, tell us and we will look at the record; a released name does not mean a lost relationship. And if the agreement ends, any client already accepted before that date carries on to completion under the same terms.

What exactly counts as a qualified client?

Somebody who genuinely intends to buy in the UAE, has a real budget they can fund, has some idea of what they want, and is ready to move within a reasonable time. A name and a number with no conversation behind it is not a qualified client, and neither is general interest in Dubai. We are also not able to accept somebody who is already on our register, already talking to us, already introduced by another source, or already registered with that developer by somebody else — the developer's own registration records decide that, and they are outside our control.

How is my client registered and tracked?

You enter their name, nationality, country of residence, mobile and email in your portal — a minute's work — before you introduce them. We check our register and the developer's, then confirm them to you in writing with a reference number. We also email your client to confirm the introduction in one click, and that confirmation is recorded against your name. From then on your portal shows the stage of that client at every step, with the same dates the office sees.

When and how am I paid?

After your client signs the sale agreement and reaches the developer's release threshold — usually 20% of the price paid, with the registration fee settled or waived. The developer then takes between one week and two months to process. Once that money has actually cleared our account we prepare your invoice, you sign it yourself in the portal, and we transfer your half by bank transfer to an account in your own legal name. Nothing is payable simply because an introduction was made, a meeting happened, or a booking was placed.

Can I join as a company, and be paid into my business account abroad?

Yes — as an individual or as a registered company, including a sole trader or individual entrepreneur, and including outside the UAE. The account must be in the same legal name as the party signing the agreement: your company's account if you register as a company, your own if you register personally. We check whether a transfer to your country is possible at the very start, before asking for any documents, so you are never asked for a passport for a file we cannot pay into.

What documents do you need, and when?

Nothing at all until the third step. First the eligibility check, answered in your own browser and never sent to us. Then initial verification — your name as written in your passport, your address, and the country of your bank, not the account number. Only once those clear do we email you a private upload link, valid for fourteen days, for: your passport; a bank letter or IBAN confirmation in your own legal name; recent proof of address; and, if you are a UAE resident, your Emirates ID and residence visa. Registering as a company adds the trade licence, the authorised signatory and ownership or UBO details. Your documents go straight to our office mailbox and are never stored on this website.

Is there any joining fee or cost?

None, at any stage, ever. If anyone asks you to pay to join a property referral programme, it is not us. We will also never ask you for documents through a chat or a messaging app, and never for a card number, a PIN or online banking credentials.

My client does not speak English or Arabic. Can you still look after them?

Yes — and this is one of the real advantages of buying off-plan through a broker rather than direct. Our own team works in English and Arabic. The developers we deal with employ large multilingual sales teams: Russian, Chinese, French, Spanish, Farsi, Turkish, German and more, depending on the developer and the project. We keep a record of which languages every developer contact we work with actually speaks, so when we take your client to a project we put them in front of a sales manager who can talk to them properly — and we stay in the meeting. Tell us your client's language when you register them and we will tell you, before anyone is introduced, exactly who they will be dealing with. If a particular developer has nobody in that language, we will say so rather than let your client sit through a presentation they cannot follow.

Can we deal on WhatsApp or by phone instead of email?

No. The programme is handled by email only, and only with referrers whose KYC check is complete and whose account is active. Once you are activated, write to us from your referrer portal: every message reaches the office by email, is answered in writing, and leaves a dated record — which is what protects you when a client is registered or a commission falls due.

Does this make me an agent of AGH?

No, and that is deliberate — for your protection as much as ours. You are an introducer. You are not an employee, broker, agent or representative, you must not negotiate, advise, run viewings or handle any client money, and you must not use our name or brand in advertising without our written permission. Those are the activities a RERA-licensed brokerage is licensed to do, and doing them without a licence would put you at risk, not just us. Your role is the introduction — and the introduction is what you are paid for.

What about a seller, or a resale rather than off-plan?

No. The programme covers the primary market only — property bought directly from a developer, off-plan or ready. Resales, sellers, rentals, off-plan assignments between private owners and property management are secondary-market business and earn no referral commission, so please do not register them.

What if my client buys something different, or buys later?

Your registration is against the client, not against one unit. If they change project, change developer or take six months longer than expected, they are still registered to you as long as the file stays live — which is why keeping us posted matters, and why the portal counts activity rather than the calendar alone.

Who do I write to if something goes wrong?

Hamzeh Al Husseini, Co-Founder, by email — from your referrer portal once your account is active, or Info@aghproperties.com. Not a support queue — the person who signs the agreements. If you think a client of yours has been handled wrongly, say so directly and early; the register will show the dates either way, and it is far easier to fix a misunderstanding in week one than to argue about it after a commission is due.

Ready to register?

Start with the eligibility check. It runs in your own browser, asks for no name, stores nothing and sends us nothing — it simply tells you whether your situation is likely to clear our compliance checks before you spend any effort on it.

Enquiries by email only, from verified referrers — through your portal once your KYC check is complete.

The rules

Ready buyers only. Nothing else.

Introduce someone only when they are ready to buy now, with a clear requirement: budget, area or project type, unit size, timeline, and how they will pay. A name without a requirement is not an introduction.

  • No marketing of any kind — no adverts, posts, listings, groups or cold outreach.
  • No sharing of projects, prices, availability or any marketing material — brochures, floor plans, videos or images.
  • No use of the A G H Properties name, logo, website, documents or materials, and no presenting yourself as acting for us.
  • No secondary-market introductions — resales, sellers or rentals. Primary market (direct from the developer) only.
  • No introductions before your KYC check is complete and your account is activated.

An introduction that breaks any of these is not registered and earns no commission, and the referral agreement may be ended. We market our projects ourselves; your part is the introduction.

Enquiries are handled by email only, and only once your KYC check is complete: message us from your referrer portal and it reaches the office by email.
